    Kelly Family Christmas and Looking Into 2015

    Your challenge is identifying Mary Dee, Ross, Rachel and myself in the Kelly Family Christmas reunion picture.  The photo captures a moment outside a courthouse in Williamsburg, Virginia.  The old colonial town is a wonderful place to appreciate America’s birth as well as modern conveniences such as electricity!

    The visit was a wonderful gift that capped off a truly blessed Christmas season.  Rachel played her fiddle, Kelly cousins sang and hugged our way into 2015.

    January finds us heading into new and familiar ventures.  Mary Dee is continuing her work with children as a Physical Therapist, Ross is back in Connecticut finishing his master’s degree in Education, Rachel is teaching violin, and playing in the band As Isaac, and I am building a new real estate business called Liberty Homes Chattanooga.

    Liberty Homes Chattanooga gives my heart a platform to creatively serve folks who need to sell their house or buy a home.  Thank you for being a part of my families life and sharing the journey with me.  The Kelly family Christmas is special because of relationships and shared experiences.  It is my honor to have a relationship with you and come along side you and serve in the experience of “finding home.”

    Chattanooga is a unique patchwork of communities. I wrote about that in this blog for new comers. People who are new to town have a challenge as they consider different geographic areas and townships.

    I attended a men’s conference at church this weekend. Men were discussing where they lived. One young man commented on his commute time. He lived less than a mile from work. He commented on the fact that he filled up his car every 2 months. He was truly saving a lot of money in his budget because of his short drive.

    Another guy commented that he moved because he cut 45 minutes from his daily drive time and he was thankful to have additional time at home.

    The counter opinion was offered by a friend of mine who decided to move to the country. He has a farm and a 40 minute drive each way to work. He plans time to return phone calls on his blue tooth and listen to certain audio tracks for teaching and encouragement. He commented that he really wants to separate his work from the peace and quiet of his slower lifestyle on the farm away from the office.

    Men are concerned about protecting their family. School and community play an important role.

    The neighborhood that sold the most new homes in 2013 was Prairie Pass in Apison. That is East of Colledgedale, TN. Apison Elementary, East Hamilton Middle and East Hamilton High School are the schools that are zoned for this community. All the schools are very new and young. The “community” is a subdivision. 24 homes sold in the first 9 months of 2013 in Prairie Pass. The sales prices range from $189,000 to $295,000.

    Most of the men agreed that new construction was more desirable than “old” charm. The men were saying their wives liked the charm of older houses. So it is not surprising to me to see new homes being built with an old craftsman style, open eave look. The trade off for this newer home and younger school building is a lengthy commute.

    Chattanooga Choo Choo took Aunt Bell to New York City.

    Had lunch with my Mom today downtown Chattanooga at Bluewater. We had a wonderful time talking. She remembered her visits into the city of Chattanooga as a young girl. She grew up in Sequatchie valley in a more country setting. She recalled her visits to Aunt Bell and Uncle Bass who lived in an apartment just up the hill from downtown Chattanooga. Mom would walk downtown to the soda shop and wait on them to get out of work.

    Mom’s Father was the youngest of 12. One of the older sister’s of the dozen was Bell. Bell was born was born in 1896. Aunt Bell worked at Miller Brothers Department Store as a millinery (hat maker, designer). She was not fond of air travel. She traveled by train to New York to make purchases for the department store. A trip to New York City may take a 2-3 days, one way. I can imagine Mom and Uncle Bass waiting on Bell at what is now the Chattanooga Choo Choo.

    Mom recently traveled to New York City. She visited Grand Central Station. So she was able to visit where Bell traveled years ago as a hat designer.

    Afterward, I realized that trains and transportation have really shaped our city for years. The recent Civil War re-enactment is a reminder of how important Chattanooga was as a transportation hub to the entire South.

    Volkswagen made a reference of jealous envy that the Chattanooga Choo Choo had a world famous song but alas their Beetle is best remembered only as a Love Bug in a movie.

    The story of their Chattanooga manufacturing plant is a huge transportation event in history.

    Trains have a rich history in Chattanooga. Some of the stories are told at the Tennessee Valley Railroad Museum. Others are told all over the region regardless of the steel tracks laid.

    Aunt Bell and Uncle Bass retired and moved to the country between Jasper and Whitwell, TN. I do remember hat boxes on the shelf in the back room.

    Not sure hats will make a great comeback, but thankful of the impact that Aunt Bell had in a positive way of encouraging my Mom to explore and venture into the city.

    I am writing this in Lookout Valley, just outside Chattanooga. In the morning I will be able to hear a distant train whistle echo off Lookout Mountain.

    Chattanooga Choo Choo took Aunt Bell to New York City, and it helped shape my family’s history, lady’s hats, and helped connect people and cities crafting a legacy of moving people forward.

    Buyer’s Agent or Listing Agent? Which One Do You Want To Be?

    Real estate is a service business. The consumer wants service during evenings and weekends. That is the most convenient time for buyers. Sellers have a need to relocate. They need a consistent campaign. So how do Realtors focus and choose which of the two main areas to work on?

    A listing agent is a more traditional path to Realtor success in the long run. Realtors like this path for the following reasons:

    1. More structured schedule. You set the plan with the seller when you call for feedback. You schedule Open Houses and marketing events.
    2. Marketing yourself is a self perpetuating machine for additional listings down the road.
    3. You will be good at marketing to your fellow professional as well. You will need their buyers.

    A selling agent serves the buyer. Here are characteristics of a good buying agent’s business.

    1. The buyer is more demanding of your schedule. The Doctor that is coming into town and may or may not get the job wants to see 10 houses over the weekend. You gladly do this because your contact will continue to send you referrals and one will get the job.

    2. There is generally less overhead associated with advertising expenses with this model. (As a general rule)… Note : I have seen some buyer agents (with sophisticated marketing campaigns) who have spent big bucks to find steady streams of buyers.

    3. You see lots of inventory and know your negotiating skills. You also have formulated good questions to ask everyone.

    Of course there is a balanced approach and do both. My experience has been that people tend to choose one route more than another.

    As an overall observation, I would say that Buyer’s Agents tend to be savvy negotiators, frugal, and generous with their time.
    Listing agents tend to be more promotional, marketing driven animals.

    I Didn't Mean To Be A Real Estate Agent
    I want to be an astronaut
    I didn’t mean to be a real estate agent. It just seemed to happen to me. Here’s my version of the story.

    In first grade at Thrasher Elementary in the 70s, I had three occupation choices, 1. Policeman, 2. Fireman, or 3. Astronaut. My decision at the time was Astronaut. I remember watching Neil Armstrong step on the moon in 1969. We are at my grand parents house. Wow, just think, travel to outer space and drink unlimited Tang drinks! Our principal, Mr. Wheeler, did his level best to encourage us to consider the Navy. I must admit it was never a temptation. There was not much water around our home. Tennessee has plenty of trees. Acorns make great ammunition in yard battles – if Military I was going Army. (funny how future events unfold)

    Going through school, I changed my aspiration from Astronaut to fighter pilot. Not only was that really cool, it seemed a bit more practical. Dad encouraged me to get a military scholarship. I did win a scholarship, but alas my near sightedness was a handicap for flying, so I chose the Army. (Acorn experience comes in handy).

    I took the Army scholarship to Vanderbilt University in Nashville, TN. By this time I was thinking businessman or preacher. I decided to take the technical business route believing that God needed Christians in the computer field.

    I wrestled a computer science degree from Vandy’s Engineering School. When I finished in 1986, I was faced with a choice. I could choose the Army Reserves for 8 years or infantry for 4. God lead me to Ernst & Young in the manufacturing systems consulting business.

    In 1990 Desert Storm and a new born son (my wife was 8 months pregnant when my commander called me to active duty) snapped me to attention. I was a new Father and realized that a traveling job was not good for my family. I decided to move back to Chattanooga and jump into the family real estate business.

    This was the beginning of my journey to becoming a Realtor. I wanted to be an astronaut. I didn’t mean to a real estate agent.

    What are home buyers in Chattanooga TN looking for? Home shoppers I am serving have unique stories. There are similar themes across the board. The buyer clients are looking for the following:

    1. Saving time – less commute, more family time
    2. Preserve capital – Conservative purchase, not “house poor”
    3. Newer and updated – (One exception category)

    Saving Time – Several clients bought to cut the drive time. The primary motivation is not to cut the car gas bill. It was to have more time at home. Patterns of school and work shift with age. Time is the most precious commodity to many. Amenities and square footage are starting to diminish. Location to work, and community amenities is gaining momentum. One North Shore is a perfect example of this.

    Preserving Capital – Chattanooga real estate from 1990-2006 (for the most part) performed a steady 3%-4% value increase year to year. The last 7 years proved that is not always the case. Real estate buyers want a “good deal”. Even young buyers are being careful not to max out their loan capability. My experience is that Chattanooga home buyers are thinking about paying loans quicker and paying more cash down. Several buyers paid all cash for smaller homes to be debt free.

    Newer and Updated – Strong buyers want to purchase new or already updated decors. The one exception to this is younger purchasers. I served three first time home buyers that purchased distressed properties and spent significant sweat equity and remodel money. All three bought to live as owners. All three bought well under retail value and made wise purchases.

    My experience and market analysis shows that if you are a patient Chattanooga, TN home buyer, then you can do well, especially if you are looking at $325,000 and above.

    If you are a Chattanooga, TN house seller, in a property older than 6-8 years old, please consider paint, carpet and a few cosmetic upgrades. You will be much better positioned for today’s buyer.

    Chattanooga TN home sales require full seller disclosure. Full disclosure of defects and known problems is Tennessee law and applies to anyone selling residential property. This became law April 8, 1998. An outline provided by the state is located at this link. Most laws have exceptions. One of the most commonly used exceptions to this law is a absentee owner or builder. The spirit of the law is that you must have been living in the dwelling recently to be able to disclose “known” issues.

    This law helps keep sellers more honest in their dealings, but there are gray areas that cause pain. One of the gray areas pertains to repairs of problems. Technically, you do not need to list a defect if you repaired the issue. The problem becomes when the “repaired” problem not listed on the disclosure becomes a problem after the sale. Common issues in Chattanooga area are wet basements, and faulty septic systems. Owners may have the problems supposedly repaired in good faith. The new buyer finds out a year later that the issue has returned. Tempers may flare over perceived deception and cover up.

    The best way to avoid problems is to disclose the repairs and provide receipts of the work done to correct problems. That way the seller is not only fully disclosing the issue but also providing contact information about the contractor providing services. This advice was given to me from an attorney who represents clients regarding waste water problems.

    Ask your Realtor about exceptions to the disclosure. If you are exempt it is best to sign a document explaining how and why you are exempt from providing full disclosure. The spirit of the law is to protect consumers purchasing and selling a home.

This Chattanooga Realtor loves looking at recently sold home numbers. Over 8 homes sell each month in this area and currently there are only 39 homes for sale. This is a relatively small physical area compared to some of the other MLS divisions. Popular neighborhoods include Hamilton on Hunter, Flagstone, Hunter Village, Hunter Glen, Magnolia Creek, Crooked Creek, and Twin Oaks.

    Most of the area is zoned for Wallace A Smith Elementary, Hunter Middle and Central High School. The MLS area named (Volunteer Site to Hunter Road) is mostly in Ooltewah zip code of 37363.

    Of all the Chattanooga MLS areas, the Volunteer Site to Hunter Road area has the lowest months of inventory currently. A close second is Red Bank. I find that interesting, because Red Bank recently experienced a recent washout of commercial property values.

    Chattanooga Home sales are fun to watch. If you considering a home purchase close to Volunteer Site to Hunter Road then do not blink if you find a decent match.     Last Friday I spent a good chunk of the day at TVA’s Raccoon Mountain.   TVA Raccoon Mountain Pumped Storage Plant is located just outside of Chattanooga and Lookout Valley.  Lookout Valley has been home to my family almost 13 years.  One of the most incredible blessings of this area is the TVA Raccoon Mountain Pumped Storage Plant.  The plant itself is an engineering marvel, but I am referring to the park and trail area in this article.  The park area is home to 21 miles of trails, picnic areas, boat ramp, and so much more.

    I need to bring balance into my life.  One of the most important relationships in my life is the one I have with my daughter.  She is a young adult, but to her papa she is still my little girl.  So what can be better than a day in the “park”.  We hiked a bike trail that meandered near the bluffs.  We played frisbee at the ball field.    We met volunteers near the volleyball area.   The volunteers normally greet folks at the visitor’s center.  The visitor’s center was closed for repairs this day so they were outside.  They handed us maps and told us stories about the facility and area.  But the best part happened when one lady pointed out a strange bug moving.  The bug was a cicada coming out of the shell.  We experienced a “birth”.  We took pictures and studied the intricacy of its new wings.

    Raccoon Mountain’s natural area has been a family favorite for the 13 years we have lived in Lookout Valley.  I love the views it the area offers.  Whether it is a picnic by the Tennessee River in the river gorge or watching eagles from the Visitor’s Center overlook, there is always something fun to see.  It provides a green peaceful place to see the beauty of our area from many different vistas.

    Mountain bikers love Raccoon Mountain.  Check out this website for events of SORBA, (Chattanooga Chapter of the Southern Off Road Bicycle Association).  We noticed a new biking parking facility with amenities for changing, air, and washing.

    We are not mountain bikers, but we found it easy to share the trails with them.  Regardless of  your interests or time, I highly recommend a visit to an incredibly beautiful spot.  Raccoon Mountain inspires this real estate agent and it very well can be a worthwhile visit for you as well.
